Load-Bearing Wall Removal and Remodeling
Removing or modifying a load-bearing wall requires evaluation of the existing framing and the loads supported above. PittDES evaluates the load path and prepares structural calculations and signed and sealed permit drawings for replacement beams, posts, connections, and supporting elements included in the agreed scope. The design may use an LVL, steel beam, or another suitable structural system based on the project conditions.

Signed and Sealed Site Plans
PittDES prepares signed and sealed site plans for zoning and permit submissions involving residential additions, decks, parking pads, curb cuts, and similar improvements. A current property survey or other reliable boundary information will likely be required.
Deck Design, Replacement, and Structural Evaluation
PittDES prepares structural calculations and signed and sealed permit drawings for new decks, deck replacements, and modifications to existing decks. Engineering services may also address reinforcement for concentrated loads, such as hot tubs, when feasible based on the existing conditions.
PittDES also evaluates existing deck framing, connections, guards, and supporting conditions for structural concerns and applicable code requirements. Structural evaluations and permit drawing packages are separate services and are provided only when included in the agreed scope of services.

Foundation Evaluation and Repair Design
Foundation cracks, bowing, leaning, or displacement can result from different structural, soil, drainage, and moisture conditions. The wall should be evaluated before a repair or reinforcement system is selected.
PittDES provides foundation and basement wall evaluations and, when appropriate and included in the agreed scope, signed and sealed repair drawings for reinforcement, stabilization, or replacement. Recommendations are developed for the observed conditions rather than based on a predetermined repair product.

Handrail and Guardrail Engineering
PittDES provides structural calculations and engineering review for handrail and guardrail systems on commercial and selected residential projects. The engineering scope may include member sizes, post spacing, base plates, anchors, connections, and supporting conditions for the applicable project-specific loads.
When included in the agreed scope, PittDES can review fabrication drawings and provide signed and sealed calculations for permitting or project submittals. Fabrication dimensions, workmanship, and installation remain the responsibility of the fabricator and contractor except for items specifically included in the engineering scope.
